Stage 1
Appraisal and Definition of Project (Inception)
- Assist in developing a clear project brief.
- Attend to the project initiation meetings.
- Advise on the procurement policy for the project.
- Advise on rights constraints, consents and approvals.
- Advise on the other consultants and services required.
- Define the consultant’s scope of work and service.
- Determine availability of data, of zoning certificates, surveyor general diagrams, locality maps, drawings and existing building plans relating to the project.
- Provide necessary information within the agreed scope of the project to other consultants.
- Receive, appraise and report on the client’s requirements with particular regard to site information, planning and statutory regulations and budget.

Design Development
- Confirm scope complexity.
- Review the documentation programme with the principal consultant and the other consultants.
- Attend the design and consultants’ meetings.
- Incorporate the client’s detailed requirements into the building design.
- Prepare design development drawings including draft technical details and outline specifications.
- Review the budget in conjunction with other consultants.
- Liaise, co-operate and provide necessary information to the client, principal consultant, and other consultants.
- Obtain project-specific requirements from the local authority to ensure conformity with building plan approval requirements.
- Develop the design, discussing construction systems, intended materials, and components.
- Incorporate and co-ordinate all services and the work of consultants.
- Develop the concept design with sufficient detail to define the construction of the building and spatially coordinate the work designed by consultants and specialists.
- Review designs with the client and relevant authorities as required.
- Conduct detailed planning, material selection, presentation drawings, 3D renderings, and 3D animation where needed.
Local Authority Submission
- Prepare construction documentation sufficient for local authority submission.
- Co-ordinate technical documentation with other consultants and complete primary coordination.
- Submit drawings to the local authority for approval.
- Attend design and consultant meetings.
- Prepare specifications for works and agree on construction quality standards with other consultants.
- Co-ordinate services and prepare necessary services coordination drawings.
- Check cost estimates with other consultants and adjust documents if necessary to remain within budget.
- Provide working drawings to the other consultants for preparation of procurement documentation.
- Liaise, co-operate and provide necessary information to the principal agent and the other consultants.
- Assist with the preparation of contract documentation for signature.
- Assess samples and products for compliance with design intent.
- Review the costing and programme with the consultants, obtain the client’s authority, and submit documents for approval.
Call for Tenders
- Complete construction documentation and proceed to call for tenders.
- Obtain the client’s authority to prepare documents to procure offers for the execution of the works.
- Obtain offers for the execution of the works.
- Evaluate offers and recommend the award for the building contract.
- Prepare the contract documentation and arrange the signing of the building contract.

Construction
- Attend the site handover.
- Issue construction documentation in accordance with the documentation and construction programme.
- Carry out contract administration procedures delegated by the principal agent in the terms of the contract.
- Attend regular site, technical and progress meetings.
- Inspect the works for conformity to contract documentation.
- Clarify details and descriptions during construction as required.
- Receive, comment on, and approve interim payment valuations.
- Witness and review all tests and mock-ups carried out both on and off site.
- Check and approve subcontract shop drawings for compliance with design intent.
- Update and issue the drawing register.
- Issue contract instructions as required.
- Review and comment on operations and maintenance manuals, guarantees, certificates and warranties.
- Inspect the works and issue practical completion and defects list (snagging).
- Assist in obtaining statutory certificates.
- Inspect and verify rectification of defects.
- Receive, comment on, and approve relevant payment valuations and completion certificates.
- Prepare and procure operations and maintenance manuals, guarantees, and warranties.
- Prepare and/or procure as-built drawings and documentation.
